By accessing the dokmilae website or submitting an enquiry, you confirm that you are at least 18 years of age, have the legal capacity to enter into this Agreement, and agree to be bound by these Terms and Conditions. If you are enquiring on behalf of an elderly relative, you confirm that you have the authority to do so.

If you do not agree with any part of these Terms, please do not use this website or our services.

3. Description of Services

dokmilae provides non-medical residential accommodation and daily care for elderly residents in Samut Prakan, Thailand. Our services include three residence options as described on our Solutions page: the Shared River Garden Room, the Private Garden Suite, and the Full Bangkok Metro Residence Package.

dokmilae is not a medical facility, nursing home, or hospital. We do not provide medical treatment, diagnosis, prescription services, or clinical nursing care. Families requiring medical care for a resident should maintain separate arrangements with appropriate medical providers.

Services are available to eligible residents subject to an assessment of suitability and the execution of a separate residency agreement.

The content of the dokmilae website is provided for general information purposes. You may use the website to read information about our services and to submit an enquiry. You may not:

Submitting an enquiry form or calling dokmilae does not create a contractual obligation on either party. It initiates a conversation. We will respond to enquiries within one working day during office hours (Monday to Friday, 8:00–17:00; Saturday, 9:00–15:00 Bangkok time).

All information shared in enquiries is handled in accordance with our Privacy Policy.

6. Residency Agreements

The placement of a resident at dokmilae is governed by a separate residency agreement entered into between dokmilae and the resident or their authorised family representative. Key terms of residency, including payment terms, notice periods, and the scope of services, are set out in that agreement.

These Terms and Conditions apply to website use and general engagement with dokmilae; the residency agreement governs the care relationship.

7. Payment Terms

Monthly residence fees are payable in advance as set out in the residency agreement. Fees are denominated in Thai Baht (฿). Current indicative pricing is listed on our website for general information but may be subject to change. Confirmed pricing is stated in the residency agreement.

Failure to pay monthly fees in accordance with the residency agreement may result in the termination of the residency arrangement, subject to the terms and notice requirements of that agreement.

8. Intellectual Property

All content on the dokmilae website — including text, images, logos, and design — is the property of dokmilae or its licensors. You are granted a limited, non-exclusive, non-transferable licence to view the website for personal, non-commercial purposes. No other use is permitted without our express written consent.

9. Disclaimers

The website is provided "as is." While we take care to ensure accuracy, we do not warrant that the information on the website is complete, current, or free from error. dokmilae is a non-medical residential home; nothing on this website constitutes medical advice, and no reliance should be placed on it as such.

We do not make representations about specific outcomes of residency, as individual experiences vary depending on many personal factors.

10. Limitation of Liability

To the extent permitted by Thai law, dokmilae's liability in connection with the use of this website or any pre-contractual enquiry is limited to direct damages only. We exclude liability for indirect, consequential, or special damages arising from website use or reliance on website content.

Liability in connection with residential services is governed by the residency agreement and applicable Thai law.

11. Termination of Website Access

We reserve the right to suspend or terminate access to the website at any time, with or without notice, for any reason including suspected misuse or technical requirements.

The website may contain links to external websites. We have no control over the content of those sites and accept no responsibility for them. A link does not constitute an endorsement.

Our collection and use of personal information is governed by our Privacy Policy, which forms part of this Agreement.

14. Governing Law and Jurisdiction

These Terms and Conditions are governed by the laws of Thailand. Any dispute arising in connection with them shall be subject to the non-exclusive jurisdiction of the Thai courts. For disputes involving residency matters, the terms of the residency agreement and applicable Thai consumer protection legislation will also apply.

15. Changes to These Terms

We may update these Terms and Conditions from time to time. The date of the most recent update is shown at the top of this page. Continued use of the website after an update constitutes acceptance of the revised terms.
